Modular buildings have been argued to have benefits over conventional buildings, for a variety of factors.
Speed of construction/faster return on investment. Modular construction permits for the construction and the site work to be completed simultaneously. According to some substances, this can reduce the total completion schedule by as much as 50%. This reduces labor, financing and supervision expenses. To save even more time and money, nearly all design and engineering disciplines are part of the production process. During site-built structure, walls can't be set until floors are set up, and ceilings and rafters can't be added until walls have been erected. On the other hand, with modular construction, walls, flooring, ceilings, and rafters are all constructed at precisely the exact same time, and then brought together in precisely the same factory to form a construction. This process can allow modular construction times of half that of conventional, stick-built structure.
Environmentally friendly construction process. The controlled environment of the mill allows for more precise structure when allowing the additional stuff to be recycled in-house. 
Improved Air Quality - A lot of the indoor air quality problems identified in new structure result from high humidity levels from the farming materials. Because the modular structure is substantially completed in a factory-controlled setting using abrasive materials, the potential for elevated levels of moisture being trapped in the new construction is eliminated.
Low waste. With the same plans being constantly built, the producer has records of precisely what amount of substances are necessary for a specified job. Together with the consistency, builders can design systems which use common lengths of timber, wallboard, etc., cut items with maximum efficacy, or be able to order exceptional lengths in bulk. While waste from a site-built residence may generally fill several big dumpsters, construction of a modular house creates much less waste. According to the UK group WRAP, up to a 90% decrease in materials can be achieved via the use of modular construction. Materials minimized contain: wood pallets, shrink wrap, cardboard, plasterboard, timber, concrete, bricks, and cement.
Flexibility. An individual can add to a modular construction, such as producing high rises. When the demands alter, modular buildings may be disassembled and the modules emptied or refurbished to their next use reducing the demand for raw materials and minimizing the amount of energy expended to create a building to meet the new demand. In essence, the whole building could be recycled in some instances.
Quality. Mixing traditional construction methods, quality manufacturing and third-party agencies who offer arbitrary inspections, testing, and certification solutions for quality management, commercial modular structures are built in strict accordance with appropriate local, state, and federal rules and regulations. Due to the need to transport modules to the final website, each module must be constructed to independently withstand traveling and installation prerequisites. Thus the final module-to-module meeting of independently durable components can yield a final product which is stronger than site-built constructions. Modular buildings often use Structural Insulated Panels (SIPs) in construction, which offer a range of benefits over traditional building materials. They are air-tight, and as such provide excellent thermal performance. They also provide superior damp and cold immunity when compared to timber and other materials, and are resistant to both compression shrinking and cold bridging.  Modular units might also be made to fit in with outside aesthetics of any present building and modular units after constructed can be virtually indistinguishable from a site-built construction.
Modular buildings can also contribute to LEED conditions in almost any kind site-built structure may, and may even supply an advantage in the areas of Sustainable Sites, Energy and Atmosphere, Materials and Resources, and Indoor Environmental Quality. Modular construction may also give an advantage in similar classes in the International Green Construction Code.
Ability to service remote locations. Especially in countries in which potential markets may be located far from industrial centers, such as Australia, there can be much higher costs to build a in-house property in a distant area or an area experiencing a construction boom such as mining cities. Modular buildings can also be beneficial in providing medical and sanitary facilities where space, time, and funds are an issue.
